The problem: moisture penetrating from the side

Whereas in the past the basement was mainly used for storage, nowadays it is increasingly used as an extended living space. The possible uses are almost unlimited:

The problem zone basement: Especially the basement of a building is exposed to a certain permanent "basic load" of moisture due to the adjacent soil. Slope and seepage water or groundwater or flood levels increase this water load and exert hydrostatic pressure on the walls.

In the case of moisture penetrating from the side, surface waterproofing is required in the area of the house in contact with the ground. Exterior waterproofing is one of the options for waterproofing. The procedure for us is as follows:

If the exterior sealing is damaged or even lacking, moisture penetrates the masonry through the area that is in direct contact with the ground. Posible damages may include staining, chipping of paint and plaster, mould infestation and even flooding in the basement.

Preparation for the exterior sealing to be applied

01 Preparing / plastering

We expose and clean the masonry which needs to be sealed. The junction between the masonry and foundation ledge is rounded out with a concave moulding. We then apply our ISOTEC Sealing Plaster. The plaster ensures ideal adhesion and an even spreading of the following sealing layer.

Apply bitumen thick coating (ISOTEC-VAS) or polymer thick coating (ISOTEC-Kombiflex waterproofing).

02 Sealing

We add a textile insert to the first layer of the bitumen and plastic emulsion (ISOTEC-VAS). We then apply another layer of the ISOTEC-VAS sealing. This way we obtain a sealing layer of at least 4 mm in depth.

After the ISOTEC-VAS or ISOTEC-Kombiflex waterproofing has dried through, thermal panels are applied.

03 Protect sealing / Insulate building

After the ISOTEC-VAS has dried completely, we apply special thermal insulation panels. These panels protect the insulation from damage when the ground is filled back in. In addition, they considerably improve the thermal insulation coefficient and thereby the energy balance of the building.

An exterior waterproofing from ISOTEC offers the highest safety and quality standards with a two-component waterproofing system. The two-layer application with full-surface reinforcement or fabric insert creates a waterproofing system that meets the highest requirements for waterproofing against moisture penetrating from the side. The substrate preparation is also the be-all and end-all here, but of course also the use of the right waterproofing material.

The ISOTEC-VAS and the ISOTEC-Kombiflex waterproofing have been specially developed for waterproofing damp-through building components in contact with the ground and are used here because of their reaction time. The ISOTEC combiflex waterproofing is UV-resistant and the fast drying time allows the excavation pit to be backfilled, depending on the project, after just 24 hours. This means that you can design and use the exterior surface again after only a short time.

The objective of subsequent exterior waterproofing is to achieve the so-called equalising moisture in the waterproofed basement walls. This is a process that - depending on the condition of the basement wall and the original degree of moisture penetration - can take up to two years. If ISOTEC renovation plaster is applied to the inside of the basement walls as a supplementary measure after the exterior waterproofing, the basement rooms can be used to a high standard more quickly.

Once the cause of the damage has been clarified, the restoration begins. Step by step, we remove the damage using scientifically tested methods that have been tried and tested in practice. Depending on the cause of the damage, we also offer supplementary measures such as technical drying, mould removal or the application of a remedial plaster system. For the final waterproofing, we use concepts specially developed by our experts, each of which is specifically tailored to your problem situation.

If the cause of the damage is capillary rising damp, this can be eliminated by a horizontal barrier using the paraffin injection method. If precipitation water only slowly enters the groundwater, it presses on the outer basement walls. An exterior waterproofing system protects against this moisture penetrating from the side. If a basement exterior wall is not directly accessible from the outside, interior waterproofing offers a reliable alternative.
